Pre-Construction Manager – Design Coordination & Tender Support

£75,000-£95,000 per annum + car allowance

London - Hybrid

 

A leading construction and development firm is seeking an experienced Pre-Construction Manager to oversee and coordinate the design and technical aspects of various building projects. This role involves managing both pre-tender and post-tender phases, ensuring the quality and integrity of design solutions, and supporting the delivery of cost-effective and compliant bids.

 

Key Responsibilities:

  • Assess tender documentation to identify project risks, compliance issues, and scope of works

  • Conduct site inspections to inform pre-construction planning

  • Prepare scopes and compliance trackers for surveys, investigations, and regulatory obligations

  • Develop detailed design briefs for external design consultants, subcontractors, and suppliers

  • Manage and negotiate design fee proposals and monitor associated budgets

  • Coordinate and produce detailed tender submissions, including programming and document collation

  • Interrogate and review design documents to ensure compliance and identify technical gaps or opportunities

  • Contribute to value engineering and lead evaluation of design alternatives at bid and construction stages

  • Liaise with procurement and delivery teams to ensure accurate understanding of the tender design basis

  • Organise and lead design review meetings, manage RFI processes, and track design progress

  • Engage regularly with clients, consultants, regulatory bodies, and other third parties to ensure coordination

  • Oversee model development (3D visualisation, BIM), ensuring alignment with technical and commercial goals

  • Provide technical leadership across multiple projects and maintain clear communication across all stakeholders

  • Ensure constructability and practical sequencing of works are factored into the design process

  • Lead documentation processes related to sustainability and compliance schemes (e.g. BREEAM, LEED, etc.)

  • Represent the business in external design-related matters, including client meetings and briefings

  • Contribute to internal staff development by sharing regulatory updates and design best practices

  • Support the business in compiling pre-qualification material for targeted bids

 

Candidate Profile:

  • Degree or diploma in Architecture, Engineering, Construction Management or similar

  • Minimum 5 years’ experience in the commercial or mixed-use construction sector, ideally with a principal contractor

  • Strong understanding of structural solutions, MEP integration, building finishes, and statutory approvals

  • Demonstrated commercial awareness, especially in value engineering and tender analysis

  • Proficient in Microsoft Office, project planning tools (MS Project/Powerproject), and design platforms (AutoCAD, Revit, etc.)

  • Deep understanding of construction legislation, compliance pathways, and approval timelines

  • Strong interpersonal, analytical, negotiation, and decision-making abilities

  • Able to communicate effectively with clients, consultants, and team members at all levels

  • Adaptable, professional, and highly organised, with a proactive and solution-oriented mindset

 

Salary & Benefits:
