About the Layout Designer Role
A leading UK housebuilder with a strong presence in the Midlands is looking to appoint a Layout Designer to join their East Midlands regional office. This is a key permanent position that will support the land and planning team in shaping new residential schemes from initial appraisal through to planning submission.
You'll be working on the early stages of site development, providing design input that enhances land value while aligning with planning policy and technical viability.
Key Responsibilities of the Layout Designer:
- Prepare and develop residential masterplans and layout proposals for land bids and feasibility studies
- Contribute to the strategic appraisal of land opportunities by identifying design constraints and development potential
- Support planning applications with detailed and well-presented site layouts, visuals, and written design justifications
- Work closely with internal teams including land, technical, planning, and commercial to align layouts with business objectives
- Collaborate with external architects, engineers, and local authorities to ensure designs are deliverable and policy-compliant
- Use AutoCAD and Adobe Suite to create, present, and refine layouts at various stages of the planning process
- Adapt layouts in response to technical feedback, value engineering, and evolving site conditions
Candidate Requirements:
- Prior experience in a similar role, ideally with a residential developer or planning/design consultancy
- Strong understanding of UK planning frameworks and residential layout design principles
- Proficient in AutoCAD; experience with Adobe Photoshop and Revit is an advantage
- Able to interpret technical reports and apply design solutions that are commercially viable and planning-compliant
- Degree or HND/HNC in Architecture, Urban Design, or Architectural Technology
- Excellent communication and visual presentation skills
- Confident working independently and as part of a collaborative development team
