Lead Building Manuals Coordinator (Document Controller)
Location: Midlands Region (Office-based near Birmingham)
Tier 1 Contractor

I am currently working with a leading Tier 1 contractor in the Midlands, who are seeking a Lead Building Manuals Coordinator to manage the coordination and delivery of Construction Operation & Maintenance (O&M) and Health & Safety (H&S) handover information across regional projects. The role involves leading the collation and management of O&M and Building Safety (Golden Thread) information, using the company's in-house platforms (VP/Dalux), and ensuring full compliance with contract requirements and the Building Safety Act.

Responsibilities

  • Lead O&M and H&S coordination across Midlands projects
  • Implement regional O&M templates and standards
  • Review client contract requirements and align deliverables accordingly
  • Produce key documentation including Landscape Management Plans, Fire & Emergency Plans (Regulation 38), Day One Liabilities (warranties, maintenance agreements, spares, contacts), and Cleaning & Maintenance Schedules
  • Ensure full digital linking and accuracy of manuals
  • Act as the main client contact for O&M/H&S deliverables
  • Coordinate project teams to gather site information
  • Collate and quality-check information within the Vinci platform
  • Deliver demonstrations to clients and end users on navigating O&M/H&S systems
  • Maintain a structured and centralised document repository

Skills and Experience

  • Proven experience producing and coordinating O&M manuals incorporating H&S information
  • Technical understanding of building documentation, including specifications, reports, certificates, and data sheets
  • Experience using CDE platforms
  • Strong written and verbal communication skills
