Job Title: Commercial Manager - House Building
Location: Warwickshire

About the Role
We are seeking an experienced and commercially astute Commercial Manager to join a growing residential housebuilder operating across Warwickshire and the surrounding regions. This is a key leadership role responsible for managing the commercial performance of multiple developments, ensuring profitability, cost control, and strategic input from land acquisition through to project completion.

Key Responsibilities

  • Lead and manage the commercial function across multiple housing developments

  • Oversee cost planning, budgeting, forecasting, and financial reporting

  • Manage and mentor Quantity Surveyors and commercial team members

  • Ensure robust procurement strategies and subcontractor management

  • Drive value engineering and cost-saving initiatives without compromising quality

  • Work closely with Construction, Technical, and Sales teams to ensure aligned delivery

  • Provide commercial input into land acquisition decisions and development viability

  • Prepare and review land appraisals, including financial modelling, risk analysis, and feasibility assessments

  • Support negotiations on land deals, contracts, and funding arrangements

  • Monitor cash flow and ensure projects meet financial targets and margins

Requirements

  • Proven experience in a Commercial Manager or Senior QS role within house building or residential development

  • Strong understanding of the full development lifecycle, including land acquisition and planning

  • Demonstrable experience preparing and analysing land appraisals

  • Excellent commercial awareness and financial acumen

  • Strong leadership and team management skills

  • Ability to influence stakeholders and drive performance

  • Degree-qualified in Quantity Surveying, Commercial Management, or similar (or equivalent experience)
