Job Title: Commercial Manager - House Building

About the Role
We are seeking an experienced and commercially astute Commercial Manager to join a growing residential housebuilder operating across Warwickshire and the surrounding regions. This is a key leadership role responsible for managing the commercial performance of multiple developments, ensuring profitability, cost control, and strategic input from land acquisition through to project completion.
Key Responsibilities

Lead and manage the commercial function across multiple housing developments

Oversee cost planning, budgeting, forecasting, and financial reporting

Manage and mentor Quantity Surveyors and commercial team members

Ensure robust procurement strategies and subcontractor management

Drive value engineering and cost-saving initiatives without compromising quality

Work closely with Construction, Technical, and Sales teams to ensure aligned delivery

Provide commercial input into land acquisition decisions and development viability

Prepare and review land appraisals, including financial modelling, risk analysis, and feasibility assessments

Support negotiations on land deals, contracts, and funding arrangements

Monitor cash flow and ensure projects meet financial targets and margins
Requirements

Proven experience in a Commercial Manager or Senior QS role within house building or residential development

Strong understanding of the full development lifecycle, including land acquisition and planning

Demonstrable experience preparing and analysing land appraisals

Excellent commercial awareness and financial acumen

Strong leadership and team management skills

Ability to influence stakeholders and drive performance

Degree-qualified in Quantity Surveying, Commercial Management, or similar (or equivalent experience)
