A well-established main contractor delivering a range of new-build residential projects is looking for a Senior Quantity Surveyor to take the lead on the commercial delivery of several live schemes. This position offers the opportunity to shape financial performance, support site teams and play a vital role in ensuring projects are delivered to budget and programme.
The Role
As the Senior Quantity Surveyor, you will oversee the full commercial cycle-from early-stage cost planning through procurement and contract administration to final account settlement. You will work closely with operational teams, providing guidance on contractual obligations, cost management and commercial strategy.
What You'll Be Doing
- Acting as the key commercial contact for multiple residential projects.
- Tracking budgets and monitoring monthly cost reports to ensure accurate financial forecasting.
- Handling the full subcontract procurement process, from preparing tender documents to negotiating and appointing subcontract partners.
- Managing valuations, authorising payments, and ensuring compliance with contractual terms.
- Preparing client valuations and submitting them within agreed timescales.
- Forecasting project income and overseeing final account negotiations with clients.
- Presenting cost updates, commercial reports and financial summaries to internal teams and external stakeholders.
- Producing tender submissions, compiling bills of quantities, and supporting the preparation of contract documents.
- Ensuring commercial processes are followed and offering support to project teams on cost and contract matters.
- Leading and mentoring junior members of the commercial team, supporting their development and training.
Experience & Qualifications Needed
- HND or equivalent in Quantity Surveying (degree preferred).
- At least 5 years' experience in a Quantity Surveying role within construction.
- Strong knowledge of residential construction methods and commercial practice.
- Experience working with major contract forms such as JCT or NEC.
- Good understanding of contract terms for both main and subcontract agreements.
- Competent with Microsoft Office.
- Full UK driving licence and CSCS card.
