Commercial Director - Social Housing Development

Location: Leicester, East Midlands
Salary: £90,000 - £95,000 plus executive package (car allowance, bonus, pension and benefits)
Contract: Full-time, Permanent

We are an ambitious and growing social housing developer delivering high-quality, affordable homes and sustainable communities across Leicester and the wider East Midlands. With a strong development pipeline and long-term partnerships with local authorities and housing associations, we are entering an exciting phase of growth and are seeking an experienced Commercial Director to help shape and lead our next stage of delivery.

The Role

Reporting to the Managing Director, the Commercial Director will take full strategic and operational responsibility for all commercial activities across our housing development and construction programmes. You will lead commercial performance, manage risk, and ensure projects are delivered efficiently, on time and within budget, while maintaining compliance and value for money.

This is a key leadership position with responsibility for building and developing a high-performing commercial team and supporting the organisation's growth strategy.

Key Responsibilities

  • Lead all commercial functions including estimating, procurement, quantity surveying and cost control

  • Develop and implement commercial strategy aligned with business objectives

  • Oversee budgeting, forecasting and financial reporting across the development portfolio

  • Manage contracts, negotiations and supplier relationships

  • Ensure robust risk management and governance processes

  • Drive value engineering and cost efficiencies without compromising quality

  • Support land acquisition, appraisals and viability assessments

  • Provide strategic advice to the executive team and board

  • Lead, mentor and develop the commercial team

About You

  • Proven experience in a senior commercial leadership role within housebuilding, residential development or social/affordable housing

  • Strong knowledge of development appraisals, contracts and procurement routes

  • Demonstrable track record of delivering multi-site residential schemes

  • Excellent financial acumen and commercial judgement

  • Experienced in leading and developing teams

  • Strong stakeholder management and negotiation skills

  • Degree qualified in Quantity Surveying, Commercial Management or related discipline (MRICS desirable)
